Code and Zoning Overview

Each of our proposed commercial facilities adhere to code.  We will have to file a request for a zoning change with the Wells County Area Plan Commission Office to switch from residential to commercial usage. 

Physical Site Characteristics
Our chosen project will require ample area for both the stadium and parking for both spectators and large horse trailers.  Utilities such as electricity and natural gas are already available.  Drainage concerns are addressed by the pond.

Approximate Square Footage = (160 ft2)(160 ft2) = ~25600 ft2

There does not seem to be a category available on the provided website that closely fits the classification of our project.  It appears that the cost could approach $3 million dollars, but an accurate estimate is not available.

Conclusion Questions
What makes a viability analysis helpful in making decisions about a project?

The viability analysis shows the strengths and weaknesses of each proposal hence making it easier to make an informed decision on the proper project to proceed with.

As an owner of the property, what issues were of concern to you and may affect the development of the property after you completed the viability analysis?

Our only major concerns in relation to the property are traffic flow and available parking space.  The pond consumes a large portion of the property.

In what ways did the viability analysis used for your project cause your team to change your plans or make adjustments?

The horse arena was a team favorite throughout the decision making process, but we did not try to artificially boost its score in our description matrix.  In fact, the horse arena actually scored lower than storage units, but we believed the community would find the arena more useful for the proposed location.
